More homes sold here even with rates at 7.28%

Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. That is the first time rates have crossed 7% since January 2025, according to Realtor.com. Most people expected that to slow things down. Here, it did not.

The Real Estate Data Aggregator counted 1,631 homes sold across Peoria, Surprise, and the surrounding ZIP codes in the three months ending July 31, 2026. That is up 8.2% from the same period a year ago. People are still closing deals. The math is tighter, but the movement is real.

The wider picture makes this stand out

Nationally, existing-home sales fell 2.0% in August 2026, according to the National Association of Realtors. Realtor.com reported that the number of homes under contract nationally was down 4.1% year over year as of September 30, 2026. This market moved in the opposite direction.

The Real Estate Data Aggregator shows homes for sale across this market actually fell 3.9% from a year ago. More buyers closed deals while supply tightened. That combination kept sellers in a reasonable position, even with rates where they are.

How each ZIP code moved

Not every corner of this market told the same story. The Real Estate Data Aggregator breaks it down by ZIP code for the three months ending July 31, 2026.

ZIP 85383, which covers much of Vistancia and north Peoria, led with 428 sales, up 11.5% from a year ago. ZIP 85388 in Surprise posted the biggest jump: up 24.6%, with 167 homes sold. ZIP 85382 in Peoria was up 21.1%, with 178 sales. Those are the Real Estate Data Aggregator numbers.

Not every ZIP moved up. The Real Estate Data Aggregator shows ZIP 85379 in Surprise saw sales fall 11.4%, to 163 homes. ZIP 85310 in Glendale dipped 10.3%, to 61 homes. ZIP 85085 slipped 6.0%, to 141 homes. Rates hit some pockets harder than others.

Prices: mixed, not collapsing

Some prices dipped a little. The Real Estate Data Aggregator shows ZIP 85308 fell 4.0%, and ZIP 85382 fell 3.3%. ZIP 85085 slipped 1.5%, and ZIP 85379 was down 1.7%. Those are real moves, but they are not steep drops. Meanwhile, ZIP 85355 in Goodyear rose 13.1%, and ZIP 85310 was up 6.3%. The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year through the second quarter of 2026. Several ZIP codes here beat that pace.

ZIP 85310 moved fastest at 47 days, though that was 7 days longer than a year ago. ZIP 85355 in Goodyear took the longest at 82 days, up 12 days from last year. Most ZIP codes are running 47 to 68 days. Price it right and homes are still moving.

Sellers are still getting close to list price

The Real Estate Data Aggregator shows sale-to-list ratios holding firm across this market. ZIP 85379 led at 98.9%. ZIP 85355 came in at 99.1%. Even the lowest, ZIP 85085 at 97.0%, means sellers gave up only about 3 cents on the dollar. That is not a buyer's rout.

Homes going under contract fast: a bright spot

The share of homes going under contract within two weeks of listing rose in most ZIP codes. The Real Estate Data Aggregator shows ZIP 85379 led at 30.9%, up 10.7 points from a year ago. ZIP 85310 was at 32.3%, up 3.9 points. ZIP 85382 hit 24.6%, up 8.3 points. Well-priced homes are still finding buyers quickly.

What this means if you are buying or selling

Freddie Mac's 15-year fixed rate sat at 6.60% as of October 1, 2026. For buyers who can use a shorter term, that matters. For sellers, the story is about pricing with precision. Supply is tighter here than nationally: the Real Estate Data Aggregator shows homes for sale fell 3.9% from a year ago across this market. The National Association of Realtors reported a national supply of 4.9 months. Several ZIP codes here are running well below that.
