NVLUXE is moving more homes with slightly less inventory
Rates crossed 7% for the first time since January 2025, according to Realtor.com. That is real payment pressure. And yet buyers across Peoria, Surprise, Verrado, and Goodyear kept showing up. The Real Estate Data Aggregator counted 1,475 closed sales in the three months ending July 31, 2026. That is up 8.9% from the same period a year ago.
More sales happened with fewer homes on the market. The Real Estate Data Aggregator counted 1,701 active listings across NVLUXE, down 2.2% from a year ago. More buyers, less supply. That combination shapes what sellers can realistically expect.
What each ZIP code is telling you
The market is not moving the same way in every neighborhood. Prices dipped in most ZIPs. Sales volume rose in most. Speed varied a lot. Here is what the Real Estate Data Aggregator counted, ZIP by ZIP.
Speed: which ZIPs went fast
Nearly 1 in 3 homes in ZIP 85310 went under contract within two weeks of listing, according to the Real Estate Data Aggregator. ZIP 85308 was close behind at 29.3%. Those are strong numbers when rates are above 7%. ZIP 85382 saw the biggest jump: up 8.3 points year over year, reaching 24.6%.

Prices: honest about the dip
Four of the six ZIPs saw median prices slip from a year ago. ZIP 85308 was down 4%, per the Real Estate Data Aggregator. ZIP 85382 was down 3.3%. Those are not crashes. They are adjustments. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. That context matters. Sellers who price tight from the start are still closing near list.
One bright spot: 85383 and 85310
ZIP 85383, which covers much of the Vistancia corridor, saw the median price rise 1.7% year over year to $650,650, per the Real Estate Data Aggregator. Inventory there fell 15.8%. Fewer homes, more buyers, prices holding. ZIP 85310 posted a 6.3% price gain, reaching $550,000. Both ZIPs bucked the wider softness.
What rates above 7% mean for your pricing
Realtor.com reported that mortgage rates crossed 7% for the first time since January 2025. The Federal Housing Finance Agency put national home price growth at 2.6% year over year through July. Buyers are still moving, but monthly payments are tighter. That means list price has to feel justified on day one. Homes that sat the longest in this market tended to sit in ZIPs with more supply, like 85396 at 84 median days and 4.7 months of supply.
