One part of North Peoria moved faster, even with softer pricing

Here is the number that matters most right now. Nearly 1 in 4 homes in ZIP 85382 went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That happened even as the median sale price fell 3.3% to $445,000. Speed and price do not always move together.

That 24.6% share was up 8.3 points from the same period a year earlier, per the Real Estate Data Aggregator. Buyers in that part of Peoria are moving. Sellers who priced right did not wait long.

ZIP 85383, which covers Vistancia and the newer builds along the Loop 303 corridor, held its value better. The Real Estate Data Aggregator put the median sale price there at $650,650, up 1.7% from a year earlier. Homes for sale in 85383 dropped 15.8%, which kept supply tight.

In 85382, prices pulled back a little. That is a real number, not noise. But sales volume jumped 21.1% year over year, per the Real Estate Data Aggregator. More homes sold at a lower price point. That is a useful reset, not a collapse.

The broader picture adds context

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. North Peoria's 85383 is close to that national pace. ZIP 85382 ran the other way. That gap is worth knowing before you pick a list price.

Realtor.com reported that mortgage rates topped 7% in September 2026. CNBC put the average 30-year fixed rate at 7.30% as of September 30, 2026. Rates at that level slow some buyers. Pricing accurately matters more, not less, when borrowing costs are high.

Realtor.com also reported that price reductions hit 4-year highs nationally in September 2026. That is a national signal. It lines up with what the Real Estate Data Aggregator shows in 85382: sellers who started too high gave ground.

North Peoria overall: more buyers, fewer listings

The Real Estate Data Aggregator counted 606 sales and 670 active listings across both ZIPs. Sales were up 14.1% year over year while listings fell 10.7%.

Across both ZIPs together, the Real Estate Data Aggregator counted 572 pending sales, up 5.3% from a year earlier. New listings fell 2.4% to 611. Demand is holding. Supply is shrinking. That combination keeps sellers in a reasonable position if the price is right.

One last thing. These are ZIP-code averages for the three months ending July 31, 2026. One street in Peoria, Surprise, or Vistancia can read very differently from the whole ZIP. A home near a greenbelt or in a specific Vistancia village may have its own story.
